Move up to the mezzanine level and you are greeted by an additional seating or sleeping area, depending on how you wish to use it. The day-bed can be pulled out to a king-size or single bed, or left as a comfy sofa. The Kingsize master bedroom is a wonderfully tranquil space, with crisp white linen, pastel accents and a Juliet balcony. A family bathroom with shower over bath and heated towel rail completes this simply exquisite home from home.
Located on a quiet lane off of the ever-popular Broughton Street, guests are treated to the best of both worlds with all of the city’s amenities on your doorstep, but none of the hustle and bustle. Broughton Street is one of Edinburgh’s favourite areas, filled to the brim with independent cafes, delis, bars and shops. Whether you want a pastry and fresh flowers on Sunday morning, or a world-famous deep fried mars bar from Café Piccante at midnight, Broughton Street is the place to be. There are several small grocery stores on Broughton Street, and a Tesco Express a few minutes’ walk away on Picardy Place.
Just around the corner from Broughton Street is The Edinburgh Playhouse, the UK’s largest theatre. The Omni Centre, home to a large Vue cinema, gym with pool, and plenty of family restaurants including Nandos, Frankie & Benny’s, and Cosmo world buffet.
The area is well served by public transport, with the number 8 bus running through Broughton Street, and many more stopping at the top of Leith Walk and York Place, both a few minutes walk away. The Tram terminus is also on York Place, and Edinburgh Waverley train station and Airlink bus stop are around half a mile away.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please note, if you require the sofa bed to be made up and have only booked for two guests, there will be an additional fee for the provision of the sofa bed.

I would recommend ESC as each time I have used you ( 3 to date) I have been very pleased. However on this occasion I do think that it would have been wise to advise of the building work going opposite the property. In truth our main concerns was the dust and dirt being bought in to the property on our feet. We would probably have opted for another of your properties if we had known in advance.
