    Orangery - Our impressive south-facing orangery connects to the terrace and looks out across our walled garden. It offers formal dining space for up to 12 people. Fully equipped with fine china, cutlery and glassware, it’s served by our cook’s kitchen.

    Media Room - For any guests who fancy a film night, 94DR has a home media room complete with cosy seating, blankets, and dimmed lighting for the ultimate viewing experience. Netflix, DVD library, TV, and games consoles make this the perfect retreat for teenagers and children.

    Kitchen - The chef’s kitchen is fully equipped with a top range gas stove and double ovens, under-counter fridges, double sinks, and a dishwasher. You’ll find all the utensils need to create even the most demanding of recipes. The kitchen is served by a separate utility space with a double french style fridge/freezer with an ice machine.

    Terrace - Located from the Orangery the terrace forms part of the charming and tranquil private walled garden. Fully equipped with stylish “club” Italian seating, high dining table with stools, a BBQ and Valoriani Italian wood-fired pizza oven, perfect for alfresco cooking and dining.

    Garden - The sunny fully enclosed private wall garden provides plenty of space to relax and chill out. The dell, an atmospheric area is quietly situated at the bottom of the garden is furnished with seating and a wood-burning stove.

    Summerhouse - Located to the rear of our garden, the summerhouse gym space is perfect for those wishing to work out while away.

    Ark at Anchor is a truly spectacular wheel chair accessible ground floor apartment with unbeatable views across the Firth of Forth. It is said to be the closest house to the sea in Edinburgh and the 12 meter balcony that overhangs the sea allows 180 degree uninterrupted views of the Forth and over to Fife. This spacious 3 bedroom holiday house, which has been recently renovated to a high standard, is a perfect base after a days sightseeing or simply to spend a day relaxing, looking out to sea.

    Sitting area:
    The sitting area has a unique wall of glass with uninterrupted views out over the Firth of Forth and has access onto the balcony and deck. It offers a log burning fire, a small, smart internet T.V at the end of the living room and bluetooth stereo system with digital radio.

    Please note that firewood is not supplied but can be bought locally from B and M Stores, Aldi or Lidl all of which are less than 5 minutes drive from the property.

    Kitchen and dining area:
    The kitchen is fully equipped with induction hob, integrated electrical double oven, microwave, dishwasher, large fridge freezer with ice and chilled water facility, toaster, kettle, instant boiling water tap and a breakfast bar. The dining area seats 6 people comfortably and has views out to sea.

    Bathrooms:
    In addition to all the bedrooms having en suites there is a separate w/c and hand basin located in the front hall.

    Deck/Balcony:
    Accessed from the living area or master bedroom this space offers an undercover seating area with chairs, table and is perfect for watching the sunrise or sunset.

    Location:
    The property is located in the suburb of Joppa in Edinburgh and is 4.5 miles from the city centre. The city centre is a short 20 minute drive and there are frequent buses into town provided by Lothian buses

    General:
    We are afraid that this property is not suitable for babies or young toddlers. This is due to a safety risk on the balconies and the position to the the sea below. We would suggest that from the age of 7 children would understand the risk.

    To make a booking you can book directly through this site. All you need to do is select your dates and the number of guests. The price will be calculated for you. You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation. Then, 42 days prior to your arrival date the balance will be payable – after this date the booking will be fully non-refundable.

    A £250 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

    Dating from 1810 when it was built as a tea merchant’s warehouse this stylish 2 bedroom modern mews house in the heart of the New Town is tucked away in a quiet side street offering a peaceful retreat from the hubbub of city life. It is a short stroll to vibrant Broughton Street, which offers a wide range of Cafes, Bars and Restaurants as well as an eclectic selection of local shops and boutiques, as well as Edinburgh’s buzzing new retail mall in the St James Quarter. The property also benefits from a small, attractive, private garden area with outdoor seating on a patio where you can sit and catch the evening sun with a glass of wine. The property is close to Picardy Place tram stop for easy access to the airport and Murrayfield Stadium.

    Situated at the top of the famous Royal Mile, 100 metres from the entrance to Edinburgh Castle is the newly-refurbished David Hume Residence. It is in a grade A listed building within the Edinburgh Old Town UNESCO world heritage site, and is named after the famous Scottish Philosopher who took up residence in the culturally significant Riddell’s Court in 1751. The building retains much of the architecture and character of that era and contrasts uniquely to the modern, stylistic interior of the apartment which serves as a superb base from which to enjoy the attractions that Edinburgh and Scotland has to offer all year round.

    Accessed from the entrance to Riddell’s Court at 322 Lawnmarket, a stone spiral staircase takes you up to the second floor apartment.

    Occupying space over two floors, the architecturally-designed apartment provides a comfortable living area with open plan access to a fully fitted kitchen with modern appliances and breakfasting area. A bathroom with a bath and shower attachment complete the lower floor accommodation.     One member of the booking party must be over 30 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
    We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.

    Our properties are protected by SUPERHOG, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.
    Please note that once you have booked, you will be contacted by SUPERHOG directly to verify yourself and process a £350 deposit or £35 damage waiver. The damage deposit payment will incur a £10 fee. This superhog verification must be completed two weeks prior to check-in.
