    1 (apt 10) Parliament Square is located in a very prestigious building on Parliament Square, opposite the Edinburgh City Chambers (local Government Offices) on the famous Royal Mile and adjacent to the magnificent St Giles Cathedral. This luxurious 2 bedroom, second floor apartment commands excellent views of the famous Royal Mile and the City Chambers. Located in the very heart of Edinburgh's historic Old Town and only 300 metres to Edinburgh Castle's entrance.

    The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland located on the Mound at its junction with famous Princes Street. There are also a copious amount of restaurants, cafés, bars and shops in the immediate area. This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have their own laptop can also enjoy a free broadband connection either through the supplied cable or by wifi. Connection throughout the apartment.

    LOUNGE/DRAWING ROOM:

    This spacious room consists of two comfortable sofas and two soft chairs , a mahogany coffee table is centrally placed for drinks. There is a dining table suitable for six people and some smaller items of furniture and lighting features. There is a gas coal effect fire which provides additional warmth to the gas central heating and creates a wonderful ambience in the room.
    A widescreen lcd smart TV with approximately 105 digital channels, a separate blu-ray DVD player, a digital radio, ipod docking station and CD player are available for entertainment.

    KITCHEN AREA

    The kitchen is located just off the main lounge area (see floor plan). It has a window with a southerly aspect. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer, dishwasher and cutlery, crockery and cooking utensils for up to six people.


    BEDROOM 1 (ensuite)

    This is a very spacious double bedroom with a window overlooking the historic Royal Mile. A 6ft (1.82metres) wide super king-size bed with two bedside tables.This room is also equipped with a digital radio and ipod docking station. It has original working wooden shutters to shut out the world to ensure a good night's sleep. This room has an ensuite shower-room and toilet with wash-hand basin and shaver point.

    BEDROOM 2

    The second bedroom also has a view of the historic Royal Mile. It has 3ft (0.91 metres) twin beds (default set up) that can be assembled as a super king-size bed. Please indicate your preference during the booking process. There is a storage cupboard in this room for hanging clothing. There are also working wooden shutters in this bedroom.


    Bathroom

    The bathroom includes a toilet, wash handbasin, a bath and a shower over the bath. A shaver point is also available.

    Please also be considerate that this is a residential building and that upon your arrival & departure your luggage is carried quietly up & down the stairs.


    Access Arrangements

    A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

    Please note that arrivals after 19:00 will incur a range of late arrival fee.

    **LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.


    A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

    Kitchen - The chef’s kitchen is fully equipped with a top range gas stove and double ovens, under-counter fridges, double sinks, and a dishwasher. You’ll find all the utensils need to create even the most demanding of recipes. The kitchen is served by a separate utility space with a double french style fridge/freezer with an ice machine.

    Terrace - Located from the Orangery the terrace forms part of the charming and tranquil private walled garden. Fully equipped with stylish “club” Italian seating, high dining table with stools, a Louisianna Egg BBQ and Valoriani Italian wood-fired pizza oven, perfect for alfresco cooking and dining.

    Garden - The sunny fully enclosed private wall garden provides plenty of space to relax and chill out.     Ark at Anchor is a truly spectacular wheel chair accessible ground floor apartment with unbeatable views across the Firth of Forth. It is said to be the closest house to the sea in Edinburgh and the 12 meter balcony that overhangs the sea allows 180 degree uninterrupted views of the Forth and over to Fife. This spacious 3 bedroom holiday house, which has been recently renovated to a high standard, is a perfect base after a days sightseeing or simply to spend a day relaxing, looking out to sea.

    Sitting area:
    The sitting area has a unique wall of glass with uninterrupted views out over the Firth of Forth and has access onto the balcony and deck. It offers a log burning fire, a small, smart internet T.V at the end of the living room and bluetooth stereo system with digital radio.

    Please note that firewood is not supplied but can be bought locally from B and M Stores, Aldi or Lidl all of which are less than 5 minutes drive from the property.

    Kitchen and dining area:
    The kitchen is fully equipped with induction hob, integrated electrical double oven, microwave, dishwasher, large fridge freezer with ice and chilled water facility, toaster, kettle, instant boiling water tap and a breakfast bar. The dining area seats 6 people comfortably and has views out to sea.

    Bathrooms:
    In addition to all the bedrooms having en suites there is a separate w/c and hand basin located in the front hall.

    Deck/Balcony:
    Accessed from the living area or master bedroom this space offers an undercover seating area with chairs, table and is perfect for watching the sunrise or sunset.

    Location:
    The property is located in the suburb of Joppa in Edinburgh and is 4.5 miles from the city centre. The city centre is a short 20 minute drive and there are frequent buses into town provided by Lothian buses

    General:
    We are afraid that this property is not suitable for babies or young toddlers. This is due to a safety risk on the balconies and the position to the the sea below. We would suggest that from the age of 7 children would understand the risk.

    To make a booking you can book directly through this site. All you need to do is select your dates and the number of guests. The price will be calculated for you. You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation. Then, 42 days prior to your arrival date the balance will be payable – after this date the booking will be fully non-refundable.

    A £250 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

    Dating from 1810 when it was built as a tea merchant’s warehouse this stylish 2 bedroom modern mews house in the heart of the New Town is tucked away in a quiet side street offering a peaceful retreat from the hubbub of city life. It is a short stroll to vibrant Broughton Street, which offers a wide range of Cafes, Bars and Restaurants as well as an eclectic selection of local shops and boutiques, as well as Edinburgh’s buzzing new retail mall in the St James Quarter.     Situated at the top of the famous Royal Mile, 100 metres from the entrance to Edinburgh Castle is the newly-refurbished David Hume Residence. It is in a grade A listed building within the Edinburgh Old Town UNESCO world heritage site, and is named after the famous Scottish Philosopher who took up residence in the culturally significant Riddell’s Court in 1751. The building retains much of the architecture and character of that era and contrasts uniquely to the modern, stylistic interior of the apartment which serves as a superb base from which to enjoy the attractions that Edinburgh and Scotland has to offer all year round.

    Accessed from the entrance to Riddell’s Court at 322 Lawnmarket, a stone spiral staircase takes you up to the second floor apartment.

    Occupying space over two floors, the architecturally-designed apartment provides a comfortable living area with open plan access to a fully fitted kitchen with modern appliances and breakfasting area. A bathroom with a bath and shower attachment complete the lower floor accommodation. A sweeping staircase from the hall accesses both bedrooms which share a Jack and Jill en-suite shower room which is well presented to modern standards. The famous shopping areas of Princes Street and George Street are a five minute walk away as are the train and bus stations which provide easy access for trips to surrounding towns and cities. There is an excellent local bus service as well as frequent trams to and from the airport. Edinburgh is also an ideal base from which to head east to the famous Golf Coast, north to the unspoilt Highlands and Trossachs or west to Loch Lomond, Glasgow and the Western Isles.

If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

    This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.

    Entry to the apartment is from 16:00 onwards. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

    The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

    A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

    All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
