The Waverley Park No. 2 Residence is a fabulously unique one-bedroom apartment sleeping up to four guests and in a superb location, tucked away on a quiet residential street, away from all the noise, hustle and bustle of the city. This apartment has been lovingly designed with artisan touches throughout, hand-crafted furniture and original artworks adorning the walls – this place is one of a kind.

Stylish and cosy, the open plan living and kitchen area is the perfect place to sit back and relax after a long day’s sightseeing and comes complete with a smart TV, Netflix, radio and WiFi. The double sofa bed can accommodate two guests. Whether you fancy yourself as the next Nigella or just want to whip up a quick breakfast, the modern kitchen with all appliances is on hand, including oven, hob, fridge/freezer and dishwasher.

When it’s time to catch some rest, head to the dreamy double bedroom, featuring funky lighting and a hand-made wooden bed. A good night’s rest is assured as the bedroom overlooks the quiet garden. A contemporary, slick bathroom with an over-bath shower, heated towel rail and trendy decoration completes this fantastic holiday home.

Just a minute’s walk from your front door, there is a gateway to Holyrood Park and Arthur’s Seat, providing an array of hills, lochs and cliffs, providing a remarkably wild piece of highland landscape within its 650-acre area. And The Queen is practically your neighbour as HRH’s Scottish residence the Palace of Holyroodhouse is just a short stroll away, along with The Scottish Parliament Building and the history-steeped Royal Mile – home to Edinburgh Castle. You’ll be spoiled for choice with a huge selection of independent shops, cafes and restaurants along the Royal Mile. In the need for some retail therapy? Princes Street and George Street are both under a mile away, where you’ll find endless shopping opportunities.

There is a large Sainsbury’s superstore within a 5-minute walk at Meadowbank retail park for grocery shopping.

This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 20:00 will incur a late fee of £20 for unsociable hours, arrivals after 22:00 are £40 for unsociable hours and arrivals between 23:00 and midnight are £50 for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check in is from 4pm, and check out is before 11am.

Please note, if you require the sofa bed to be made up and have only booked for two guests, there will be an additional fee for the provision of the sofa bed.
