Light and airy, the comfortably furnished living room has a cosy sofa that converts into a double sofa bed. Sit back and relax after a long day’s sightseeing and marvel at the stunning views over Arthur’s Seat. A Smart TV with Netflix and Wi-Fi provide your entertainment needs.
Moving through to the modern kitchen and everything is on hand to cook up a treat to enjoy at the booth style dining table. Integrated appliances include an electric hob and oven, dish-washer, fridge/freezer, washing machine and microwave.
When it’s time to retire to the bedroom, choose from two elegant and tastefully decorated double rooms. A white, modern family bathroom with over-bath electric shower completes this wonderful holiday home.
Step outside and there is a gateway to Holyrood Park and Arthur’s Seat, providing an array of hills, lochs and cliffs, providing a remarkably wild piece of highland landscape within its 650-acre area. And The Queen is practically your neighbour as HRH’s Scottish residence the Palace of Holyroodhouse is a 5-minute walk away, along with The Scottish Parliament Building and the history-steeped Royal Mile.
There is a large Sainsbury’s superstore within a 5-minute walk at Meadowbank retail park for grocery shopping.
This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.
If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please note that there is an additional charge for use of the sofa bed. Therefore, if your group size does not meet the maximum occupancy and all guests can be accommodated in beds, the sofa bed will not be set up unless explicitly requested. For example: if your party size is 2 in a property that sleeps 4 using a double bed and a sofa bed, the sofa bed will not be set up unless requested and an additional fee paid.
