A main door ground floor period property, with private entrace from private garden. Our 'Classic Marchmont Charm' exudes all that is lovely about Marchmont. An added bonus of this apartment is the well maintained shared garden. This is a great outdoor space for children to play or for reading a book or picnicking on a sunny day.

The property is spacious and light with a huge hallway. The Master bedroom has a double bed and gorgeous high ceilings, a splendid bay window and a fireplace centerpiece. There is a second bedroom with twin beds while a small box room adjoins the master bedroom.

Lovely traditional stone Victorian building in the heart of Edinburgh. Walking distance from Michelin Star restaurants and the famous Royal Mile. Truly one of our favorite neighbourhoods in the Capital.
- Booking Requirements -
We ask that the lead guest is of 25 years of age or older will require names and ages of all guests, as well as proof of address and ID for the lead guest only. We will require the lead guest to acknowledge and agree to the booking terms and conditions. We reserve the right to vet any booking.
- Important -
This apartment is not suitable for stag parties, hen parties or young single sex groups or parties. A damage deposit of £250.00 is required one week before arrival and will be fully refunded pending no damages or fees due one week after your departure.

" A fantastic apartment in a fantastic location.
However you choose to arrive please do make sure that you have spoken to the property manager to arrange a time to meet you at the property on arrival as there is no reception area or onsite staff to assist you if you arrive without notice.
- Executive Car transfer
Wanting to arrive in style and relax after your fight. The Edinburgh Address can organise a transfer in a luxury Mercedes for up to 8 guests for £57.00.
- Airport Black Taxi
This option is better if you are travelling in a small group as a taxi from the airport to the west end of Princes Street is about £18 to £20 dependant on the time of day and traffic. So its not much more just to get a taxi straight to the property.
Metered parking available on Spottiswoode Rd. It is usually free to park evenings and weekends.
Property is accessed by one step entry door on street level. This property is not suitable for wheelchairs

Nice home.

We really enjoyed our stay at the property while visiting our daughter at the University. Marchmont is a lovely, quiet, residential area with a Sainsburys Local at the end of the road as well as several nice cafes, a chemist etc nearby. The Meadows are only a short walk away and are a picturesque route into town. Eddie, from the agency who run the property, let us in early, was friendly and explained everything very clearly. The flat was warm and clean and very comfortable and we would definitely go back.

"It was mostly wonderful. Most of the rooms were large, clean, and well-appointed, and we enjoyed our stay a great deal. We also loved the location and the quiet neighborhood.
Three details detracted a little from our stay. The first was the kitchen. We were not prepared for such a tiny kitchen with the refrigerator so far away. We managed, of course, but it made our
Thanksgiving Day meal preparations quite the challenge.
The second was that we were not familiar with the stove (hub), and we could not find instructions for it. It took us several hours of fiddling and downloading things to figure it out.
The third was that there were many electrical outlets that were either faulty or had loose wires. It was difficult to find an outlet that would stay connected whilst using a hair dryer, for example.
I also wonder if it might be a safety hazard to have loose connections like that.
Those issues were minor and did not make it bad for us. We enjoyed the flat and felt comfortable throughout the duration of our stay."
