Our personal greeter will meet you on arrival to give you the keys and explain the basics of your holiday home. Late arrivals (between 22.00 and 24.00), early check-ins (between 12.00 and 15.00) and late checkouts (between 10.00-12.00) are possible for a small fee of £40.

-The property must be left in a neat & tidy condition with all rubbish removed, used pots and pans washed and returned to the cupboards, etc. Extra charges apply if any additional cleaning is needed after guest departure.
-Full payment is required six weeks before arrival or immediately after booking if booking is within six weeks of arrival date.
-A refundable damage deposit of £250 is required

Just 20 - 25 minutes on the bus from the city centre of Edinburgh, it’s an excellent base from which to explore the city and the surrounding areas of East Lothian. Located on the quiet end of Portobello beach, just a short stroll from all the amenities that Portobello offers, you’ll find an abundance of independent cafes, shops, restaurants, and quirky boutiques. Fancy a morning coffee with fantastic views? With its numerous trendy cafes, look no further than the beach promenade, just a few minutes’ walk from your doorstep. Perfect for a lazy Sunday brunch and a great spot for people-watching. This comfortable property sleeps 4 guests and benefits from a beautiful, private garden with mature plants and flowers - a real sun trap, and a super place to enjoy a taste of alfresco dining.
The bright, airy living room is full of sunshine, with the beach in view from the large bay windows. Traditional touches of high corniced ceilings and a tiled fireplace makes this place ideal to unwind after a long day exploring. Feeling peckish? The modern galley kitchen comes complete with everything you need to cook up a treat to enjoy in the stylish dining room. Integrated appliances include oven and hob, dishwasher, fridge/freezer, microwave, washing machine/tumble dryer, and a coffee machine.
When it’s time to retire choose from two elegant, tranquil bedrooms. One with a king-size bed, the other with a pair of twin beds. Both have plentiful guest storage. A slick, contemporary gleaming white shower room with heated towel rail completes this wonderful holiday home.
Joppa is well located to explore the coastal towns and villages of East Lothian. Convenient for Musselburgh Races, Brunton Theatre and the Golf Coast. And with easy access to the Edinburgh city bypass for links to Edinburgh Airport.
This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival. Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 20:00 will incur a late fee of £20 for unsociable hours, arrivals after 22:00 are £40 for unsociable hours and arrivals between 23:00 and midnight are £50 for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please arrange your arrival with the property manager at least 24 hours before arrival.
Check in is from 4pm, and check out is before 11am.
