The majority of historic sights are within a short walk and the area abounds with Restaurants, Bars and Cafes. A five minute walk down the sweeping Mound or through Princes Street gardens will take you to shoppers heaven in George Street or Princes Street.

    This property has just been newly refurbished and fitted to a high standard. It comprises comprises of a spacious living room with double windows overlooking the historic Grassmarket and with spectacular views of the Castle. Freeview TV, and Wifi included. Kitchen includes electric hob &, oven, microwave, fridge/freezer, dishwasger, washing machine, toaster and kettle. The lounge contains a sofabed suitable for two people. Hall cupboard contains a washing machine.

    The Bedroom has 1 kingsize bed and ample wardrobe and storage. The bedroom is at the quiet rear of the building to assist with a good nights sleep.

    A Shower room is in the property with electric shower, please note there is no bath.

    Access Arrangements

    A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

    Please note that arrivals after 19:00 will incur a range of late arrival fee.

    **LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.


    A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 5 days after departure.

    Princes Street and the Scottish Parliament are within easy walking distance and regular bus service operates to most parts of the city if you require to stray further afield off the tourist beat.     Full of light, the spacious, contemporary kitchen offers a more relaxed dining experience, and is well equipped with a washing machine, dryer, oven, hob, microwave and plenty of cutlery and crockery for those wishing to dine in…though with so much choice on your doorstep we are willing to bet that most will succumb to the temptation of trying a different restaurant every night.

    There are three gorgeous double bedrooms to choose from, with each one decorated in calming, neutral tones… this, along with traditional, wooden window shutters, ensures a peaceful night’s sleep. There’s plenty of room to stretch out, as two bedrooms boast super king size beds that benefit from the flexibility of a hotel style zip ‘n’ link which can be set up as twin beds on request. The third bedroom has a double bed.

    Two newly installed, slick shower rooms with spacious walk-in showers, and one featuring a state-of-the art rainfall shower head, completes this wonderful holiday home.

    The apartment is well catered with the local Co-op and Sainsbury’s stores open till 11pm seven days a week within 2 minutes walking distance. And with just a one-minute walk to a bus stop with an extensive network of routes, you couldn’t be better placed to explore the city and beyond.

    The Meadows Park is just an easy 5-minute walk, with its terrific children’s playground and a vast open expanse of grassland and tree-lined paths - perfect for summer BBQs. Holyrood Park and Arthur’s Seat is also a short walk, providing an array of hills, lochs, and cliffs, offering a remarkably wild piece of landscape within its 650-acre area. Culture vultures will be kept happy being just a stone’s throw from The National Museum of Scotland. Fancy a pleasant amble? Edinburgh Castle and the historic Royal Mile are just over a mile away.

    A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

    Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50, and arrivals after midnight, a fee of £60. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

    The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

    A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

Alternatively, you can walk along George Street with its designer shops during the day (including Harvey Nichols Department Store) and at night its wide variety of stylish bars and restaurants.

    And you’ll be spoilt for choice for things to do in the local area… You can browse exhibitions in the Dean Gallery and the Scottish National Gallery of Modern Art (both practically on your doorstep), and enjoy a beautiful walk along the Water of Leith, close to the apartment. Here you'll find a cycle path too, with the route stretching for just over 12 miles from Balerno to Leith alongside the river. It's a flat path, ideal for cyclists looking for an easy ride, or walkers after a waterside stroll. Along the way, there are lots of pretty waterfalls and weirs with wildlife such as herons to look out for.

    The beloved area of Stockbridge is an easy walk from the apartment and well worth exploring. You'll uncover a treasure-trove of shops, quirky boutiques, independent restaurants and cafes - perfect for a lazy Sunday brunch and a great spot for people-watching.
