    94DR is a 6 bedroom luxury, spacious, self-catering Edinburgh Townhouse with on-site parking and bags of social space with its own private south-facing garden.

    Although the world may be different, our commitment to service through style, informality, and relaxed luxury remains unchanged. So it’s in the spirit of chartering a yacht, reserving a fully catered ski chalet, or planning an exclusive use country house, that we’re planning our path forward. Our concept is simple when you book 94DR for groups of up to 12 and it is yours exclusively on a self-catering basis with the option to add any of our food and service packages.

    We have designed a range of packages to suit the needs of all groups. Whether that’s being totally spoiled and looked after by us and our small team of housekeepers, chefs, and host, or free to cater for yourselves. We will be guided by what’s right for you.

    Drawing Room - 94DR’s impressive formal living room with open fire, comfy sofas and plenty of seating. Perfect for a quiet catch up with a book or for your group to gather and relax. Integrated Sonos sound system. Board games, card table.

    Library Bar - This sociable atmospheric room can be fully stocked as your personal bar with plentiful glassware and cocktail equipment. Integrated fridge and dishwasher. Sonos sound system, games and book library.

    Orangery - Our impressive south-facing orangery connects to the terrace and looks out across our walled garden. It offers formal dining space for up to 12 people. Fully equipped with fine china, cutlery and glassware, it’s served by our cook’s kitchen.

    Media Room - For any guests who fancy a film night, 94DR has a home media room complete with cosy seating, blankets, and dimmed lighting for the ultimate viewing experience. Netflix, DVD library, TV, and games consoles make this the perfect retreat for teenagers and children.

    Kitchen - The chef’s kitchen is fully equipped with a top range gas stove and double ovens, under-counter fridges, double sinks, and a dishwasher. You’ll find all the utensils need to create even the most demanding of recipes. The kitchen is served by a separate utility space with a double french style fridge/freezer with an ice machine.

    Terrace - Located from the Orangery the terrace forms part of the charming and tranquil private walled garden. Fully equipped with stylish “club” Italian seating, high dining table with stools, a Louisianna Egg BBQ and Valoriani Italian wood-fired pizza oven, perfect for alfresco cooking and dining.

    Garden - The sunny fully enclosed private wall garden provides plenty of space to relax and chill out. The dell, an atmospheric area is quietly situated at the bottom of the garden is furnished with seating and a wood-burning stove, perfect for an evening cocktail or an after-dinner dram and cigar.

    Summerhouse - Located to the rear of our garden, the summerhouse gym space is perfect for those wishing to work out while away, fully equipped with free weights, a workout bench, squat rack and yoga mats. Along with our two complimentary bikes, there’s everything you’ll need to stay fit during your stay.

    We are dedicated to offering you the highest level of service, preserving your privacy, and making you feel perfectly at home. From the moment you book. We can organise every aspect of your holiday, including transfers, stocking fridges and the bar, and having everything ready for your arrival. We can recommend and book the best tours and activities, and discuss wining and dining with you at length. We are always on hand to help, at any time, ensuring that all your requirements are met, meaning you can relax from the off.

    At 94DR, we’ve always believed breakfast is the most important meal of the day. We can offer a dedicated breakfast chef who can rustle up our famous homemade granola and fresh fruit compote just as easily as eggs Benedict or a full Scottish.

    Housekeeping
    We know how valuable downtime is, your on holiday and you deserve to be spoiled and properly looked after. We can organise our discrete housekeeping team to come in daily to make beds, clean, tidy, and wash up, so you don’t have to. But don’t worry we’ll respect your privacy, you won’t even know we’ve been – just like magic.

    We live here. Edinburgh is our home. Our concierge and host service is exclusive to our guests, when you reserve we can introduce you to great places and some interesting faces. We work hard to find the best people so that you receive genuine authentic recommendations and service.     Paul, our chefs, restaurant partners and producers are among the best in Scotland. We like to keep our catering fresh and interesting and on the lighter side - you will always be spoilt with delicious food. Our guests enjoy the flexibility of choosing their style of dining or leaving everything in our very capable hands.

We can arrange for a stocked bar and a selection of fine house wines. 94DR has partnered with L’Art du Vin an excellent local wine merchant specialising in artisan producers that express their terroir.   • Drumsheugh Apartment @ The West End

    Book this entire apartment, with private access and parking space.
    This property is beautifully traditional. The front entrance is on lower ground floor, while rear access to the house is at garden level in the leafy West End of Edinburgh. This apartment is in a quiet street only five minutes walk from Princes Street and the centre of Edinburgh.

    - Booking Requirements -
    One member of the booking party must be over 25 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
    We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.

    Our properties are protected by SUPERHOG, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.
    Please note that once you have booked, you will be contacted by SUPERHOG directly to verify yourself and process a £250 deposit or £35 damage waiver. The damage deposit payment will incur a £10 fee. This superhog verification must be completed two weeks prior to check-in.

  • The Cowgatehead Residence

    This is a beautifully refurbished one-bed flat on the 3rd floor, at the Victoria Street end of the Grassmarket. Right in the heart of Edinburgh's historic Old-Town. Princes Street, Waverley train station and the Royal Mile are a 5/10minute walk away.

    The flat sleeps 2 comfortably in the double bedroom with a standard size double bed. An additional 2 people can be accommodated in 2 x single camp beds.

    The apartment is situated in the central location of the Grassmarket, which offers a host of cosmopolitan bars, restaurants and take-away facilities. Other social amenities within the immediate vicinity include Edinburgh's main library, the Usher Hall, museum, cinema complex and banks. For local convenience stores there is a small newsagent right across the road, otherwise, the best bet is going to Lothian Road for the Sainsbury's and the Tesco Metro (5 mins walk).

    Princes Street and the Scottish Parliament are within easy walking distance and regular bus service operates to most parts of the city if you require to stray further afield off the tourist beat. Waverley and Haymarket railway stations are about 1 km from the apartment and this is an ideal location for Edinburgh university and the adjacent Edinburgh College of Art.

    This property doesn't come with free parking but there is limited paid street parking in local area. The nearest private parking facilities are situated at the NCP Car Park at Holyrood Road.

  • The David Hume Residence (Edinburgh)

    Situated at the top of the famous Royal Mile, 100 metres from the entrance to Edinburgh Castle is the newly-refurbished David Hume Residence. It is in a grade A listed building within the Edinburgh Old Town UNESCO world heritage site, and is named after the famous Scottish Philosopher who took up residence in the culturally significant Riddell’s Court in 1751. The building retains much of the architecture and character of that era and contrasts uniquely to the modern, stylistic interior of the apartment which serves as a superb base from which to enjoy the attractions that Edinburgh and Scotland has to offer all year round.

    Accessed from the entrance to Riddell’s Court at 322 Lawnmarket, a stone spiral staircase takes you up to the second floor apartment.

    Occupying space over two floors, the architecturally-designed apartment provides a comfortable living area with open plan access to a fully fitted kitchen with modern appliances and breakfasting area. A bathroom with a bath and shower attachment complete the lower floor accommodation. A sweeping staircase from the hall accesses both bedrooms which share a Jack and Jill en-suite shower room which is well presented to modern standards. This floor is also complemented by a large balcony off the back bedroom which overlooks the courtyard. It is also worth noting that the all windows to the front of the property have secondary glazing resulting in virtually no Royal Mile street noise.

    As you walk out of the apartment and onto the bustling Royal Mile you will be met with a multitude of attractions - shops, bars, restaurants and, of course, places of historical interest and significance. From the apartment windows, during the Edinburgh Festival you will get a classic view of the Royal Military Tattoo bands as they make their way up to the Castle. The famous shopping areas of Princes Street and George Street are a five minute walk away as are the train and bus stations which provide easy access for trips to surrounding towns and cities. There is an excellent local bus service as well as frequent trams to and from the airport. Edinburgh is also an ideal base from which to head east to the famous Golf Coast, north to the unspoilt Highlands and Trossachs or west to Loch Lomond, Glasgow and the Western Isles.

    The Lochend Park View Residence with lift and private balcony is bright and spacious, enjoying good views to Lochend Loch at front and from the back to the City of Edinburgh.

    The apartment is located in a quiet cul-de-sac two miles from the city centre and close to the local amenities on offer on Easter Road and Leith Walk. There is a huge cosmopolitan variety of small local retailers, cafes and restaurants. A Sainsburys supermarket is nearby at Meadowbank Retails Park.

    Close at hand Ocean Terminal and Princes Street offer further high street retailers and specialist shopping. The area is very well served by local buses with regular links to the City and surrounding areas. The Omni Centre and the cities cinemas, theatres and galleries are just a short distance away.

    The open plan living room has a French door to the balcony, with tranquil views to Lochend parkland. Sitting here is a joy on a sunny morning. The kitchen is fully fitted with integrated AEG oven & hob, fridge freezer, slim-line dishwasher & washing machine. There is also a dining table with chairs for 6 guests, offering plenty of room for a variety of dining arrangements.

  • The Lochside House Residence

    Lochside House is a charming Georgian cottage that has been extensively refurbished and extended to create a great mix of character and modernity.

    Simply furnished, this B listed house is situated in the most enviable position, a quiet "country like village" yet within the heart of Edinburgh with lovely views of Arthur seat. Set within its own grounds, the back garden is completely secluded and enclosed. The property has unrestricted on street parking.

    The entrance hall leads to the dining room and from there you can access the modern lounge and kitchen. The lounge is a new addition to the property and boasts floor to ceiling glass covering most of 2 walls. The massive glass panels open to create a fantastic interaction between the house and the garden -bringing "the outside in". The kitchen is fully equipped with all modern appliances, including an American style fridge/freezer.

    The other side of the entrance hall downstairs consists of two adjoining double bedrooms. The main downstairs bedroom has a patio door opening onto the back garden. There is a fantastic bathroom on the ground floor which has a great power shower over a full size bath.

    Upstairs there are 2 principle bedrooms both with en-suite shower rooms. Both these bedrooms have double beds. The third smaller upstairs bedroom has bunk beds.
