Ark at Anchor is a truly spectacular ground floor apartment with unbeatable views across the Firth of Forth. It is said to be the closest house to the sea in Edinburgh and the 12 metre balcony that overhangs the sea allows for 180 degree uninterrupted views of the Forth and over to Fife. This spacious 3 bedroom holiday house which has been recently renovated to a high standard is a perfect base after a days sightseeing or simply to spend a day relaxing, looking out to sea.

Sitting area:
The sitting area has a unique wall of glass with uninterrupted views out over the Firth of Forth and access out onto the balcony and deck. It offers a log burning fire, smart internet T.V and blue tooth stereo system with digital radio.

Kitchen and dining area:
The kitchen is fully equipped with induction hob, integrated electrical double oven, microwave, dishwasher, large fridge freezer with ice and chilled water facility, toaster, kettle, instant boiling water tap and a breakfast bar. The dining area seats 6 people comfortably and has views out to sea.

In addition to all the bedrooms having en suites there is a separate w/c and hand basin located in the front hall.

Accessed from the living area or master bedroom this space offers an undercover seating area with chairs, table and is perfect for watching the sun rise or set.

The property is located in the suburb of Joppa in Edinburgh. The city center is a short 20 minute drive and there are frequent buses into town provided by Lothian buses. 4.5 miles from the city centre

We are afraid that this property is not suitable for babies or young toddlers.
This is due to a safety risk on the balconies and the position to the the sea below , (We would suggest that from the age of 7 plus children would understand the risk )

To make a booking you can book directly through our website its safe and secure. All you need to do is select your dates and the number of guests. The price will be calculated for you . You will then be required to pay a minimum of £250.00 as part payment , this is non refundable in the event of a cancellation. Then , thirty days prior to your arrival date the balance will be payable plus a refundable damage deposit of £250.00. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart

Master bedroom with en suite and spa room is directly accessed from the living area.
2nd double bedroom with en suite is accessed from the living area.
Twin room with en suite is accessed from the front hall.
There is a separate w/c with hand basin located in the front hall.
A small utility room is located off the living area.

Exterior Ark at Anchor gets it's name due to the unique exterior of stainless steel trims, timber decking and sloping gantry leading you into an overhanging timber canopy entrance.
At the rear of the building you can access the overhanging balcony and decking which offers 180 degree views, perfect for watching fantastic sunrises and sunsets.

18 miles/30 minutes via Edinburgh city bypass. Please look on AA route planner for full travel instructions.

This apartment is in an excellent spot. Easy access to the city of Edinburgh with a very well served public transport. Few minutes walk to Portobello beach and promenade. That's if you want to even leave the property. The views are spectacular you will just want to sit there and watch. Bird watchers will love it. The apartment has everything you will need for your stay and more. Everything is catered for. It is so peaceful and tranquil. The facilities in the property are excellent which will make your stay very relaxing. Like sitting on a cruise ship surrounded by water.
