1 (apt 3) Parliament Square is located at the rear of a very prestigious building on Parliament Square, opposite the the Edinburgh City Chambers (local Government Offices) on the famous Royal Mile and the rear of the magnificent St Giles Cathedral. This luxurious 2 bedroom, second floor apartment commands a prestigious position in the very heart of Edinburgh's historic Old Town and only 300 m to Edinburgh Castle's entrance.

The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland located on the Mound at junction with the famous Princess Street. There is also a copious amount of bars, restaurants, cafés and shops in the immediate area. This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi.

LOUNGE/DRAWING ROOM:

This vast room provides incredible views of a southernly aspect of the city and a beautiful view of Holyrood Park. The room consists of a comfortable leather sofa , anoak dining table suitable for four people and some smaller items of furniture and lighting features. There is a gas coal effect fire which provides additional heat to the gas central heating and creates a wonderful ambience in the room.
A large widescreen lcd tv with approximately 30 digital channels and a DVD home cinema system.

BEDROOM 1

This is a lovely double bedroom with a window overlooking the historic Fishmarket Close . A 5ft (1.52 metres) wide size bed with two bedside tables, a large built in wardrobe and chest of drawers provide ample storage space for your possessions. It has wonderful working shutters to shut out the world to aid a good night's sleep.

BEDROOM 2

The second bedroom also has a view of the historic Fishmarket Close. It has a 5ft size zip'n'link bed that can be split into twin beds ( please indicate when making your booking if you want this setup) with headboards and beside tables. There is a wardrobe to provide storage for your possessions. There is also working shutters in this room.

KITCHEN

The kitchen has a window with the same views as the bedrooms. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer, dishwasher and cutlery & crockery for up to four people.

Bathroom

This is a large room with a bath with mixer taps and a separate large walk in shower. A shaver point is also in the bathroom.

* All gas & electricity costs are included in the rental.
* Linen and towels are provided.
* A modest amount of complimentary tea and coffee for arrival
* Ironing facilities and a hair dryer are provided.
* Street parking is available but is expensive, various longer term parking solutions can be given.
* The airport bus drop off point and main railway station are approximately 250 m away.

Restrictions

* No smoking is allowed within the apartment.
* No pets.
* This second floor flat will be unsuitable for some people with disabilities as there are only stairs.
* No lift is available.
* Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.

A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

Access arrangements

There is a "meet and greet" service , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure are sent out in the formal confirmation and can be found in the secure guest area. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

Please note that arrivals after 19:00 will incur a range of late arrival fee.

**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt. Please note any prices are for guidance only and liable to change, please always check directly.

1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the property is the Prince St stop which is approx 500 metres away. Cost 9.50 pounds for adults and 5.00 pounds for children for a RETURN journey.

2. Airport express bus, every 15 minutes right outside terminal building, drop off point on South St David Street approx 550 metres from the property. Costs 8.00 pounds per person for a RETURN journey.

3. Taxi, follow the signs to the taxi area outside terminal building and will cost 25 - 35 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked

Parking

Street parking is enforced 7 days a week 08:00 - 18:30 Mon - Sat, 12:30 - 18:30 Sunday, it is very expensive and inflexible as you can only stay in one spot for a few hours.

There are many city centre car parks to choose from, you can use these for a short time or full days which cost approx 16 - 25 pounds or more

Alternatively if you do not plan your use your car much, (Edinburgh is a relatively small city centre and is much better explored on foot), You can also consider the park & ride options Edinburgh

This is a beautiful apartment in a historic building right on the Royal Mile, The location could not be better and yet it's very quiet. It is walking distance to all the sights of Edinburgh as well as to Waverly train station. The apartment is modern, spacious, immaculate, well-equipped, light, with lots of windows and with spectacular lighting. There is no lift yet the stairs are easy and wouldn't be a problem for most people. We have rented apartments all over Europe and this one is the best. Both Glenn and Dave were very helpful and professional and we would definitely rent from Edinburgh Self-Catering again. This apartment would be ideal for 2 couples traveling together.

My husband and I, and another couple, stayed in this apartment 18-22 September 2010 and really enjoyed it. =)

I've stayed at both the Parliament Sq. 1 and the Parliament Sq. 2 apartments, and though Parliament Sq. 1 has better views, I think Parliament Sq. 2 wins the contest for favorites with its amazing bathroom, its open floor plan, and its clean/contemporary feeling.

We enjoyed shopping the local markets for food to prepare in the apartment kitchen. The kitchen was great. Very spacious and well outfitted for cooking.

The location is, of course, fantastic! Very easy walk to Edinburgh Castle and right across the square from St. Giles. When we left Edinburgh, we just walked to the train station to catch our train - no problem.

Despite the fantastic location right on the Royal Mile, we didn't experience any problems with street noise. There are some ghost tours that run through the alley alongside the building in the evening, so you do get a little talking/laughing pedestrian noise there. But those tours didn't seem to run very late, and the apartment was altogether surprisingly quiet. If you're a light sleeper, you'll be happy to know that both Parliament Sq. 1 and Parliament Sq. 2 have wooden shutters and heavy drapes in the bedrooms to help cancel any noise.

I'd recommend this place for couples, families, a group of friends, mature travelers (as long as everyone in the group can handle the stairs - there's no elevator), or anyone looking for a spacious, relaxing, home-away-from home, sightseeing holiday apartment.
