Lakeside House is a charming Georgian cottage that has been extensively refurbished and extended to create a fabulous mix of character and modernity.

This B listed house is situated in the most enviable position, a quiet "country like village" yet within the heart of Edinburgh with lovely views of Arthur seat.
This is the ideal Edinburgh accommodation for an indulgent break, entertaining corporate clients or getting away with all the family.

Set within its own substantial grounds, the back garden is completely secluded and enclosed. The property has ample unrestricted on street parking.

The entrance hall leads to the beautiful dining room and from there you can access the modern lounge and kitchen. The lounge is a new addition to the property and boosts floor to ceiling glass covering most of 2 walls. The massive glass panels open to create a fantastic interaction between the house and the garden -bringing "the outside in". The kitchen is fully equipped with all modern appliances.

One the other side of the entrance hall downstairs is the guest wing which consists of 2 a joining rooms. The first room is the "snug" which has a day bed which converts to a double bed. This leads into the main downstairs bedroom which has a huge patio door which opens onto the back garden. This bedroom has a double bed. There is a fantastic bathroom on the ground floor which has a great power shower and full size bath.

Upstairs there are 2 principle bedrooms both with en-suite shower rooms. Both these bedrooms have double beds. The third upstairs bedroom has good quality bunkbeds large enough for an adult to sleep comfortably.

There is a strictly non-smoking policy within the house however smokers can enjoy the beautiful rear garden. Sorry no pets


All groups will be vetted. This apartment is not suitable for stag and hen parties.

An extremely spacious and light room that will prove the centre-point for your stay with a 'real flame' gas fire. A dining table and seating for four are by a window and other seating is provided by two sofas. There is a television with a digital receiver, which gives 30+ channels including radio and a DVD player, together with a CD hi-fi system. The kitchen area is fully equipped with a dishwasher, washer/dryer, microwave and breakfast bar.

BEDROOM 1 (en-suite)
This bedroom is situated on the ground floor and has an en-suite shower room, containing a double bed and furniture for storing clothes and possessions.

BEDROOM 2

This bedroom is on the upper floor with the other rooms of the apartment and has a double bed with TV and other furniture for clothes and possessions.

BATHROOM

Located between the lounge and upper bedroom and is fitted with a bath, shower, sink and WC.

Tolbooth is a ground floor self catering apartment in a new building located in one of the many small old streets that run of The Royal Mile and is approximately 350 metres from Holyrood Palace & the new Scottish Parliament building. This self-catering apartment is furnished and decorated to a high standard to make your stay in Edinburgh as comfortable as possible.

The apartment is a pleasant walk to many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland. There is also a copious amount of bars, restaurants, cafes and shops in the immediate area.

LOUNGE

The room consists of a sofa which converts to a comfortable double bed, when there is only two staying at the apartment please state if you require use of this ? A dining table suitable for four people. A fireplace with a coal effect fire provides additional heat to the central heating and some smaller items of furniture and lighting features create a wonderful ambience in the room. A widescreen tv with approximately 30 digital channels is available for your enjoyment.

BEDROOM

This is a lovely double bedroom with a window overlooking looking out to a courtyard.A kingsize double bed and headboard with two bedside tables, a large built in wardrobe and chest of drawers provide ample storage space for your possessions.
Kitchen

The kitchen has a window overlooking the same courtyard as the bedroom and is equipped with a fridge/freezer, gas hob electric oven, microwave oven, washer/dryer, dishwasher and cutlery & crockery for up to four people.

BATHROOM

A bath with an instant electric shower, wc and basin. A shaver point is also in the bathroom.
